When we first talk about your new home, your floor plans probably have not been drawn to scale yet. However, it is safe to assume that you have ideas in mind about the size, shape, and style. There will likely be particular amenities that you want your new home to have. Perhaps you want a loft, a covered porch, a chefís kitchen, a large deck for entertaining, a specific number of bedrooms and bathrooms, and anything else that you are dreaming of for your new home! Our professional log and timber home consultants at Golden Eagle Log and Timber Homes, Inc. ("Golden Eagle") will ask you some simple questions and then develop a ballpark price for what a project like yours may cost to build. Surprises are not always fun, and that is why we strive to be as accurate as possible by using the information we gather during our discussion(s) together.
Golden Eagle offers Ballpark Pricing as a free service to you. When reviewing the ballpark price, this is an ideal time for you to think about mortgage payments, property taxes, and other costs to be comfortable with and sure about the idea of building a new home.

At this point, you are ready to move forward with a Plan Service meeting with one of our professional log and timber home consultants to discuss details regarding your personalized floor plan design. Before the Plan Service meeting, Golden Eagle requests that you provide one of the following from your financial institution:
Your financial institution will be familiar with this type of request, as it is common practice in the housing industry. Your log and timber home consultant can provide you with a sample letter for reference. The Letter you provide to Golden Eagle is to be dated within sixty (60) days of your scheduled Plan Service meeting and reference the ballpark "turnkey" pricing discussed in Step #1. Once Golden Eagle receives the Letter, we can further discuss your floor plans and gather the necessary details to customize the design of your dreams specifically for you. After your floor plans are drawn, you will be able to study the layout of your future home, and utilizing this time to ensure that we are all on the same page.
The Plan Service fee is refundable with your purchase of a Golden Eagle materials package valued at $65,000 or more. Credit for your Plan Service Fee will be applied toward the balance due for the First Shipment at the time of delivery. Please keep in mind that if you choose not to purchase a Golden Eagle materials package, the Plan Service fee is nonrefundable.
* Floor plans are completed and sent to you in approximately 7-12+ business days.
After your floor plans are drawn, you will likely see your home differently and may want to make a few changes. You can make up to fifty (50) revisions to the floor plan without any additional fees. This is an excellent time to decide on your interior wall preferences, such as tongue and groove, half log, and/or drywall, for example.
Tip: Please do not rush through this, as generally, it is best to study the plans for a week or more before requesting changes.
* Plan revisions are completed and sent to you in approximately 5-7+ business days.
Now that your floor plans have been completed, we will be able to price your home with reasonable accuracy. We say reasonable accuracy because your vision will be fine-tuned in the next step, which may modify the price.
* Preliminary Proposals are very detailed and take 7-14+ business days to be completed and sent to you.
This service requires a prepayment of $5,000.00 (plus tax) for the Final Selections/Preliminary Engineering Fee.
If you have a signed Golden Eagle Materials Contract and have made a 10% DP, this service will not require a prepayment.
A) By this stage, you have reviewed the Preliminary Proposal for your future Golden Eagle home and have chosen to proceed with your dream. We are excited for you and are honored to be on this journey with you! Now itís time for your Final Selections meeting. This meeting allows you to get most, if not all, of your final decisions made regarding your future Golden Eagle home. You will have the opportunity to choose the perfect front door, decide on your window color, choose special features that you want to incorporate into your kitchen design, and so much more. After you have completed Final Selections, we can put together your Materials Contract. The Materials Contract pricing should be relatively close to the Preliminary Proposal pricing done in Step #4 (unless the decisions you make during Final Selections exceed, or are less than, the allowances included in your Golden Eagle materials package). (If you prefer, you may receive the Materials Contract with Final Selections allowances included in the pricing before having your Final Selections meeting.)
We can get you scheduled as soon as you would like for your Final Selections meeting. If you have a current and signed Golden Eagle Materials Contract and have paid the 10% Down Payment per the signed Materials Contract, the service is free. However, if that is not the situation, before we can proceed with the Final Selections meeting, a $5,000.00 (plus tax) Final Selections/Preliminary Engineering fee is required. This fee is refundable with your purchase of a Golden Eagle materials package valued at $65,000 or more. Credit for your Final Selections/Preliminary Engineering Fee will be applied toward the balance due for the First Shipment at the time of delivery. Please keep in mind that if you choose not to purchase your Golden Eagle materials package, the Final Selections/Preliminary Engineering fee is nonrefundable. Most clients, with guidance, can wrap up their Final Selections in one session.
B) After Final Selections is complete, the next step is Preliminary Engineering. At this stage, our professional Engineering team will review the structural makeup of your floor plans. Our Engineering team will also determine and adequately size the posts, headers, beams, bearing points, floor joists, and more. At this point, one of our Senior Project Expediters will invest time with your local building inspector to verify local snow and wind loads that are specific to your building area. We also check for local codes that take precedence over your state building code. Investing this time now helps us be very accurate with your Materials Contract pricing and allows your project to run smoother down the road.
If your goal is to begin building your new Golden Eagle home within 6-12 months, Golden Eagle requires:
After this, we will be able to proceed with the Final Code Compliance Engineering and have your package ready to ship as quickly as 10-12 weeks*. Please allow 12-14 weeks if your home has custom timber trusses, and/or truss accents. Please keep that in mind that the sooner the above steps are completed, the sooner we can proceed with the Final Code Compliance Engineering and have the Code Compliant Plans (Final Plans) ready for you. Final Plans are often mandatory to obtain a building permit, allow construction of the building foundation, and permit further construction.
* We will need to price any changes you made while choosing your final selections. Therefore, the preparation of the Materials Contract typically takes 7-14 business days.
* Please expect delays during rush periods, such as during Spring and Fall seasons.
