• Site conditions. That beautiful wooded mountain side property, while beautiful, may also mean significant excavation, a more complex foundation, or a challenging access road for material delivery. Site prep; clearing, grading, foundation work, septic, well, and utility hookups - can add significant costs to a project depending on what you're starting with.
• Finish level. Kitchens, bathrooms, flooring, cabinetry, lighting - these choices can swing your budget dramatically. A functional, tasteful kitchen might versus a chef's kitchen with custom cabinetry and high-end appliances can run $100,000 or more. Your finish decisions are deeply personal, and a good builder will help you understand the tradeoffs without pushing you in any direction.
• Customization. Custom floor plans, unique timber joinery, high-end kitchen and appliances, stone fireplaces, vaulted great rooms, all of these things are what make a log home yours. They also take more time and skill to execute. If you're working from a standard plan with few modifications, you'll have more predictable costs.
